Step 1: Prep & Prime
Proper surface preparation is critical to the success of all SEAL-KRETE coatings.
Bare Concrete: Concrete must have cured for a minimum of 30 days before application. Etch the surface with SEAL-KRETE Clean-N-Etch to allow for proper penetration and adhesion. Etching is especially important for smooth-troweled concrete surfaces (like carports, garage and basement floors) and is also recommended for rough-finished surfaces. After etching, rinse the surface thoroughly and let dry. For best adhesion results, apply one thin coat of SEAL-KRETE Lock-Down™ Concrete Bonding Primer.
Previously Stained Or Painted Concrete: For use over one-part water-based coatings only; not recommended over oil-based coatings. Remove loose or peeling paint and degloss surface by sanding (150–200 grit paper).Follow with a general cleaning. Rinse thoroughly and let dry. Then coat the surface with SEAL-KRETE Lock-Down Concrete Bonding Primer.
Step 2: Apply Paint
SEAL-KRETE Epoxy Seal comes as a tint base or premixed in light or dark gray. It can be tinted to 38 different colors. This product is ready to use; do not dilute. Use only when air and surface temperatures are 55° to 90°F (13° to 32°C). Additional dry time is needed in lower temperatures or when relative humidity is more than 50%.
If more than one gallon is used, intermix all product to ensure color uniformity; stir well. Apply a very thin coat with a roller** or nylon-polyester brush. Wait 4–6 hours. Working in small (5’x5’) sections, apply second coat of EPOXY-SEAL perpendicular to the first; immediately sprinkle flakes onto wet paint. ** Use 1/4” nap for smooth-troweled surface, 3/8” nap for broom-finished surface, 1/2” nap for rough or textured surface.
Step 3: Protect Your Investment
For added protection and durability, apply a high quality clear acrylic finish such as SEAL-KRETE Clear-Seal – available in both satin and gloss sheens.
Epoxy-Seal Coverage: 300-500 sq. ft. per gallon
An average 2-car garage will require approximately:
Three gallons of SEAL-KRETE Epoxy-Seal
Two gallons Clean-N-Etch
1/2 gallon Oil Stain Remover
Maintenance
Allow 30 days before cleaning surface. Do not use abrasive cleaners or pressure washers on surface.
